What makes this a good place to live?

Fairly small (pop. 35K) incorporated city = tangible sense of "community."

Very good schools - a priority among residents

Fairly low crime rate

Better than average air quality compared to LA county and beyond

Family friendly: lots of civic programs for kids / families


Not very diverse, ethnically.

Sense of crowdedness. Single family homes built very close to each other (<20 ft. apart) on small parcels (approx. 4.5K sq. ft.) Often little space for yards.
