Peaceful,safe,surrounded by nature,quiet,dark at night so can see stars,community oriented,equally close to beaches and S.F.valley,concerned citizens,good schools

downside is fire season,long drives,no delivery available,few eating out choices

The Sunset Mesa area abutting Pacific Coast Highway is not usually considered Topanga.
